The past year has been challenging on London’s most expensive postal codes thanks to a combination of global and national uncertainties, high buying costs and a general air of caution.
As a result prices have fallen across Prime Central London (PCL) throughout 2024 with transaction levels down 30%. Whilst this is grim reading, Plaza Estates bucked the trend and concluded as many sales in 2024 as in 2023.
This was due to many applicants taking a long term view that whilst markets were negative and uncertain they offered capital value not seen since 2008.
Surprisingly, the end of 2024 and the beginning of 2025 have proved to be the most active months over the last year. Buyer sentiment has improved enormously.
This maybe for a combination of reasons including pent up frustration, greater political and economic uncertainty in other countries and the weak pound especially against the dollar remains advantageous and an incentive to investors to buy in PCL.
Then there is the resilience of the Prime Central London market that never ceases to amaze. Whilst we are experiencing a higher level of enquiries with a solid conversion of sales being agreed, I think there should be a note of caution. Price levels are not rising, transaction levels are.
The message to vendors who are thinking of selling, please get your property price right. Take into consideration all the market data, choose an experienced, reliable independent agent, not a brand company and you will get the right advice and selling your property does not have to feel like an impossible task.
I am sure the New Year will have many twists and turns but we remain confident that 2025 will be a better transactional year than 2024.
