The location is also particularly accessible, with the Bayswater tube stop centrally located, and Paddington station just to the east. Architecture: the local style of buildings tends to be Victorian and Georgian, and Bayswater’s white stucco-fronted terraces, classic garden squares, and elegant mansion blocks are well preserved. Notable streets include Prince’s Square and Gloucester Terrace, which are prime examples of these historic styles.  

Development: a hugely significant development project in the area is the revitalisation of the Whiteleys shopping centre (the first shopping centre in London), transforming it into a luxury residential and retail complex, including new homes, shops, and leisure facilities. 

Price: Bayswater homes commanded an average price of £1.35m this last year, with flats being the most common type of property sold (for slightly lower than the average at £1.14m). However, terraced homes went for significantly more, averaging £2.88m, while detached properties sold for even more than that, at around £4.5m. There is a diverse array of properties located in Bayswater, with the price depending strongly upon the location (proximity to the park and transport links).

Bayswater has an enviable position when it comes to transport, with plenty of ways to get around. Here are just a few of the options…

  • Car & Road: Bayswater is conveniently located near major roads, including the A40 (Westway), which provides direct routes to central London and the M25. You can easily reach destinations such as Heathrow Airport in 40 minutes by car.
  • Bus: The area is well-served by numerous bus routes, including the 7, 23, 27, 36, and 70. Key routes include connections to Oxford Circus (about 15 mins), Victoria Station (around 20 mins), and Paddington Station (10 mins).
  • Train: Bayswater’s proximity to Paddington Station is a significant advantage. Paddington offers UK-wide services to destinations such as Reading (30 minutes), Oxford (1 hour), and Bristol (1 hour 30 minutes). The station also provides access to the Heathrow Express, ensuring a 15 min journey to Heathrow.
  • Tube: The Bayswater area is served by several Underground stations, including Bayswater (Circle and District lines), Queensway (Central line), and Royal Oak (Hammersmith & City line).
  • Walking: The compact layout of Bayswater makes it highly walkable. Residents can easily access local shops, cafes, and parks on foot. Notable walking destinations include Hyde Park, just a short stroll away, and the vibrant Portobello Road Market.
  • Nearest Airport: The nearest major airport is Heathrow, approximately 40 minutes away by car or 15 minutes via the Heathrow Express from Paddington Station.

The Bayswater area is home to several large supermarkets, including Waitrose on Porchester Road, Tesco Express on Queensway, and a Sainsbury’s on Westbourne Grove.

Additionally, Al Noor Supermarket and Simply Oriental Food & Wine will keep you supplied with the area’s celebrated international cuisine. There’s also the Japanese S Mart on Queensway.

Leisure facilities in Bayswater include the Porchester Leisure Centre, which boasts a large gym with over 140 stations, two swimming pools, and a variety of fitness classes. Another notable leisure centre is Queens, which provides bowling lanes, ice skating, and even a few dining options.

Green outdoor spaces are also abundant, with Hyde Park lying just on the doorstep, as well as the genteel Kensington Gardens and many more garden squares besides (Leinster Square, Princes Square, and Pembridge Square Garden).

Principal streets in Bayswater include Queensway, Porchester Road, and Westbourne Grove. These streets are lined with the vast majority of shops, supermarkets, and restaurants. The presence of nearby Paddington Station and several tube stations also ensures that these locations are easy to get to.

Bayswater sits between two of London’s grandest Royal Parks and its streets hold everything from a Byzantine cathedral to the room where penicillin was discovered. Here’s what’s worth knowing about the area beyond its postcode.

  1. Kensington Gardens and the Italian Gardens – Bayswater borders Kensington Gardens along its southern edge, and the ornamental Italian Gardens sit at the northern end of the park, a short walk from Lancaster Gate. Prince Albert brought the design over from Osborne House in 1860, and the gardens were restored to their original form in 2011.
  2. Hyde Park – Adjoining Kensington Gardens to the east, Hyde Park covers around 142 hectares and dates back to 1536, when Henry VIII took the land from Westminster Abbey for hunting. The Serpentine lake, created in the 1730s, remains one of its best known features.
  3. St Sophia’s Cathedral – On Moscow Road, this Grade I listed Greek Orthodox cathedral was built between 1878 and 1879 by John Oldrid Scott and consecrated in 1882. Its Byzantine Revival interior remains one of the more distinctive church interiors in London. Moscow Road, London W2 4LQ
  4. The Whiteley – Formerly Whiteleys department store, this Grade II listed building on Queensway opened in 1911 as one of London’s first purpose built department stores. It reopened in 2025 following redevelopment that combined its original façade with new homes, shops and a hotel.
  5. Porchester Centre – Built in phases between 1923 and 1929 by architect Herbert Shepherd, this Grade II* listed civic building on Queensway houses one of London’s few surviving Victorian style Turkish baths alongside its original swimming pools and hall.
  6. Bayswater Road Sunday Art Exhibition – Every Sunday, artists hang their work along the Hyde Park railings on Bayswater Road in an open air show licensed by Westminster City Council that has been running for more than sixty years.
  7. Alexander Fleming Laboratory Museum – At St Mary’s Hospital on Praed Street, this small museum preserves the laboratory where Alexander Fleming discovered penicillin in 1928.
