A Buyer’s Guide to Bayswater

Buying a property in Bayswater? Or buying a property with a view to letting it out? This article offers insight on Bayswater, W2, and what the area has to offer.

At one stage in its history, Bayswater was better known for its rather rundown hotels and the hustle and bustle of Queensway than its prepossessing terraces and elegant garden squares. Not as fashionable as nearby Notting Hill, it did benefit from proximity to Paddington Station and Hyde Park.

But Bayswater has come into its own in recent years and is a prime residential property destination. Now, new luxury residences have taken shape, with more projects in the pipeline, and many of the white stucco terraces which dominate Bayswater’s streetscapes have been transformed from hotels into homes. There are even plans to transform Queensway and revitalise the local shopping centre, Whiteleys, which just so happens to be London’s first department store.

Bayswater is consistently summed up by the word ‘cosmopolitan’. An inner-city area with a diverse local population, there are significant Arab, American and Brazilian communities in Bayswater. This diversity is reflected in the shops and restaurants, with a wide variety of cuisines to choose from.
In recent years, international buyers and families especially have been seduced by Bayswater’s charms. A prime central location on the fringes of Hyde Park, its housing is generally more affordable than nearby Notting Hill and Marylebone. Most overseas buyers have focused on swish apartments in new developments, while the older property stock, which includes streets of white stucco terraces, are more popular with families.

What is there to see and do?

The Porchester Spa is a celebrated local landmark. This day spa centre, which boasts original art deco interiors, has steam rooms, Turkish baths and a plunge pool, and is the ultimate destination for those in need of relaxation and rejuvenation. Then there are the attractions of Queensway with its many excellent restaurants, while the Queens Ice and Bowl is worth a visit for those in search of fun and games, while Kensington Gardens is the perfect place for a walk or picnic.

Property in Bayswater

Most of the property in Bayswater is Georgian terraces and white stucco properties, some of which have been converted into flats. The terraced properties which look out onto garden squares are some of the most sought-after, but there are also mansion blocks, mews houses, and new apartments in residential developments.

Schools in Bayswater

For parents looking to settle in Bayswater, there are a wealth of schools, including Hallfield Primary School, St Stephen’s Church of England Primary, and at secondary level there is Holland Park School, Westminster Academy, and Lansdowne College.

Transport links

Bayswater is served by no fewer than five tube stations. Bayswater tube station is on the Circle and District Lines, while Edgware Road, Lancaster Gate, Queensway, Royal Oak, and Paddington are all in the vicinity.

Crossrail comes to Paddington

The Elizabeth Line is coming to Paddington Station, and for Bayswater residents this will reduce the time it takes to travel to Liverpool Street to 10 minutes, while journey times to Canary Wharf will take just over 15 minutes. For property investors with their eye on the long-term gains, Bayswater is an excellent proposition.

With the opening of the Elizabeth Line, Bayswater will enjoy even better transport links than it does now, which will help attract young professionals in search of an easy commuter location in Zone 1 and proximity to the wide-open spaces of Hyde Park.
