Kilburn is an excellent mixture of residential and commercial, with many fine properties orbiting the main road running through Kilburn – an ancient highway once known as Watling Road.

Kilburn’s sizeable homes line leafy streets with pockets of greenery dotted around the local area, leading to Regents Park to the south east and Hampstead Heath to the north east.

At the centre of the area is Kilburn High Road, around which most amenities are clustered – from excellent family restaurants, to international food shops, banks, clothes shops and more. At either end of the road, you’ll find the local underground and rail connections which will easily take you across London.

The area is also home to some distinguished Victorian villas, mansion blocks and more – primarily in the conservation areas encircling parts of Paddington Old Cemetery.

The Kilburn Quarter near the Kilburn Park station contains an array of contemporary apartments. Ongoing regeneration in South Kilburn includes the transformation of the former Gaumont State Cinema.

Properties in Kilburn have sold at an average price of £936K this last year, while flats were the most common type sold (for a lower price of £671K).   • Road: Excellent connectivity via A5 and nearby A41. Easy access to North Circular Road (A406). Central London 20-30 minutes away, traffic dependent.
  • Bus: Extensive network including 24-hour services (31, 328). Key routes: 16, 32, 98, 189, 316, 332. Peak frequency: 5-10 minutes; off-peak: 10-15 minutes.
  • Train: Kilburn High Road station (London Overground). Euston: 15 minutes; Watford Junction: 35 minutes. Peak frequency: 10-15 minutes; off-peak: 15-20 minutes.
  • Tube: Kilburn (Jubilee Line) and Kilburn Park (Bakerloo Line) stations. Bond Street: 15 minutes; Canary Wharf: 30 minutes; Oxford Circus: 15 minutes. Peak frequency: 2-3 minutes; off-peak: 4-5 minutes.
  • Cycling: Growing network of cycle lanes and Quietways. Santander Cycles available.
  • Walking: Highly walkable neighbourhood with most amenities within 10-15 minutes.
  • Nearest Airport: Heathrow (14 miles). Accessible via Piccadilly Line or Heathrow Express from Paddington.
  • Future Developments: Proposed Crossrail 2 and HS2 project to enhance connectivity.

Most of the local amenities can be found along Kilburn High Road, which has an abundance of shops on both sides of the road for the best part of a mile.

There are numerous options available, including international supermarkets, restaurants and cafes. Yet, there are also banks, high street shops (Primark and Argos, for example) and several supermarkets (M&S, Aldi, Sainsburys). It’s perhaps better to think of it as the contents of a shopping mall stretched out along a single street.

On the same road to the south, you’ll find a concentration of 4 gyms including a Bannatyne Health Club complete with a swimming pool. The nearest park is Kilburn Grange Park which contains tennis courts, a basketball court, and a calisthenics area (outdoor fitness bars). Of course, it’s easy to go further afield and stop off at Queens Park, Paddington Recreation Ground, or the larger expanses of Hampstead Heath or Regents Park.

You’ll also find the recently renamed Kiln Theatre which contains both a cinema and a theatre, with each section containing a 300 seat capacity.
