Mayfair Area Guide

How much do you know about Mayfair? If you’re only familiar with the basics, take a look below to discover its property market, transport links and local amenities in detail.

What comes to mind when you hear the word Mayfair? For many, it’s the most expensive space on the monopoly board, inextricably linked with super-prime property, luxury shops, white-stuccoed terraces and old-money wealth. It’s long been considered one of the most prestigious addresses in the world, let alone the UK, and for good reason too.

So you might be wondering what makes it so special. For starters, its position is dead central in London. Hyde Park hugs its left side, while The Green Park and Buckingham Palace border it to the south. Just north is Marylebone, and Soho stands on its east side. And, each of those locations are highly prestigious in their own right.

Contained within Mayfair’s exclusive confines are several exceptional places to shop: Bond Street, Mount Street and Regent Street – all of which host flagship stores for the likes of Louis Vuitton and Burberry. Beyond that, it contains the highest concentration of Michelin star restaurants in the UK (at least 5), as well as exceptional hotels, gyms, spas, boutiques and more.

Finally, its pristine Georgian terraces are perfectly preserved, huge, and line many of the main streets. It’s also easy to pass by modern mansions and penthouses, and really any type of luxury property you could imagine.

Mayfair has a range of refined property types which appeal to a worldwide selection of buyers. As estate agents in Mayfair, we walk you through the Mayfair property market, from the kind of homes you’ll find to recent developments and property prices…

  • Types of property: Mayfair is replete with Georgian townhouses, elegant Victorian terraces, and opulent Edwardian mansions. Plenty of properties feature ornate facades, high ceilings, and expansive layouts that reflect the wealth and status of their historical occupants. Many of Mayfair’s homes were built by the Grosvenor family in the 18th century, who still retain the freehold for vast swathes of property in the area (ensuring much of the housing stock is leasehold only with fewer new homes).
  • Development: Notable development projects enhancing the area include the regeneration of Grosvenor Square and the renovations of historic buildings like 1 Grosvenor Square.
  • Pricing: House prices in Mayfair are understandably high, with almost all homes soaring far above the £1 million mark. On average, properties sold for £3.6m this past year (2025) – most commonly flats (£3.2m) – while terraces reached the highest price, going for around £10.3m. If you have property for sale, Plaza Estates can help homeowners push beyond these sales price for an even greater return.

If you’re looking to live or move into Mayfair, it’s important to know the many opportunities for business and work that exist there. Take a look at some of the key industries that residents are involved in…

  1. Finance firms: Mayfair’s employment landscape is dominated by financial services, with the area serving as one of London’s primary centres for hedge funds, private equity firms, and asset management companies. Major firms such as Millennium Management, which recently signed a long-term lease for 175,000 square feet at 50 Berkeley Street, maintain their European headquarters here. Office vacancy rates in these streets remain near historic lows, even as wider London has seen softer demand since the pandemic.
  2. Luxury retail: Beyond finance, Mayfair is a major employer in luxury retail and hospitality. Bond Street, one of Europe’s most expensive retail streets, is home to flagship stores for brands including Chanel, Louis Vuitton, Cartier, and Tiffany & Co., while the area’s concentration of five-star hotels — among them Claridge’s, The Connaught, and The Dorchester — along with Michelin-starred restaurants generates thousands of roles in front-of-house, events, and hotel management. The Grosvenor Estate’s South Molton development, completing in phases through to 2027, will introduce 150,000 sq ft of new office space plus further retail, dining, and leisure facilities, creating additional employment in the area.
  3. Economic prospects: The broader London job market has faced headwinds in recent years, with increased employer National Insurance contributions and minimum wage rises leading to more cautious hiring. However, Mayfair’s high-value sectors — particularly finance, professional services, and top-end hospitality — have proved more resilient than the wider market. The area’s proximity to the City and the West End, combined with strong transport links via Green Park and Oxford Circus stations, means it continues to draw employers and employees from across the capital.

Mayfair is defined by its 18th-century heritage, world-class galleries, and the kind of understated landmarks that have shaped London’s cultural life for centuries. Here are ten of the most noteworthy places to visit.

  • Royal Academy of Arts – Founded in 1768 and housed within Burlington House on Piccadilly, the Royal Academy is one of Britain’s foremost art institutions. Its annual Summer Exhibition, running unbroken since the 1700s, remains one of the largest open-submission art shows in the world. A 2018 expansion into Burlington Gardens added further gallery and education space.
  • Handel & Hendrix in London – Two of music’s most influential figures lived in adjacent Georgian townhouses on Brook Street. No. 25 was home to Baroque composer George Frideric Handel from 1723 until his death, while No. 23 was Jimi Hendrix’s London flat in the late 1960s. The museum preserves both homes with original artefacts and period furnishings.
  • Burlington Arcade – Opened on 20 March 1819, this is one of London’s earliest covered shopping arcades, running from Piccadilly to Burlington Gardens. It is still patrolled by traditional beadles in top hats and frock coats, a tradition dating back to its founding. The arcade houses fine jewellers, perfumers, and bespoke leather goods shops.
  • Grosvenor Square – The centrepiece of the Duke of Westminster’s Mayfair estate, developed around 1721. The square features a memorial to British victims of the September 11th attacks and statues of three American presidents: Roosevelt, Eisenhower, and Reagan. A major landscaping project has recently returned much of the square to public green space.
  • The Faraday Museum – Part of the Royal Institution on Albemarle Street, this museum covers over 200 years of scientific discovery, including the original magnetic laboratory used by Michael Faraday in the 1850s. The Institution itself has been the workplace of 14 Nobel Prize winners. Admission is free.
  • Savile Row – The global centre of bespoke tailoring since the early 19th century, Savile Row has dressed royalty, politicians, and public figures for generations. The street’s tailoring houses continue to hand-cut suits using traditional methods, and the street also holds musical significance as the location of the Beatles’ final rooftop concert in 1969.
  • Shepherd Market – A small, pedestrianised quarter of narrow lanes, pubs, and independent shops tucked behind Curzon Street. Originally the site of the annual May Fair from which Mayfair takes its name, it retains a village-like feel that contrasts sharply with the grand streets surrounding it.
  • Apsley House – Known as “Number One, London,” this was the London home of the Duke of Wellington following his victory at Waterloo. The house, managed by English Heritage, contains over 3,000 works of art, including paintings by Velázquez and Rubens, along with the Duke’s military collections.
  • St George’s Church, Hanover Square – Consecrated in 1725, St George’s has long been one of London’s most fashionable churches for weddings, with former congregants including Handel, who played the organ here. The church continues to host concerts as part of the annual London Handel Festival.
  • Wigmore Hall – Originally built as the Bechstein Hall between 1899 and 1901 by the German piano manufacturer, this intimate concert venue on Wigmore Street is widely regarded as one of the finest spaces in the world for chamber music. Its Sunday morning coffee concerts are a long-standing London tradition.

Mayfair Property Services FAQ

Explore the range of property services that Plaza Estates offer to landlords, tenants, buyers and sellers in Mayfair (and beyond).

Sellers & Buyers

Established in 1972 we have built up enviable local and global connections, our staff are all experienced and long serving so clients have been dealing with the same staff for years and we are an independent so provide a more personal service. We are, of course, on all the major portals and advertise significantly through various other means.

This depends on whether the seller instructs us on a sole or multiple agency basis.

It depends on how closely the vendors listen to our advice, if they do so closely, then we can get extremely close or at the asking price.

Having been established in 1972 we have an extensive list of local and global contacts and applicants that are on the lookout for a property, we would send your property to all registered applicants as well as advertise on our website, in our shop window, in various property magazines, write to neighbours and most importantly advertise on all the main portals i.e. Rightmove, Zoopla, On The Market & Prime Location as well as a plethora of smaller sites.

Yes. We would also rotate the property with other properties into our premium listing boxes.

We would advise at the minimum displaying the property as cleanly as possible however our experienced staff would advise on a case by case basis as there is no 1 size fits all.

Yes. The easiest way to get the latest updates for property in Mayfair to buy is to register your interest as a buyer on our website. That way, you’ll be the first to know when relevant properties come onto the market.

Yes. Plaza Estates can advise you on potential investment properties across the whole of central London, including Mayfair. Our extensive experience since 1972 allows us the contacts, market knowledge and personal expertise to suggest properties that make most sense for you.

If they are recommended, or we have dealt with them before, then we would be more likely to prioritise them  – followed by cash purchasers which are slightly easier to deal with.

You would need to regularly be in touch with us. However, it helps to register as a buyer, which gives you immediate access to properties as soon as they come online through email alerts.

Yes in certain cases. This could apply, for example, to exceptionally high-value properties, or in the case of previous buyers with a solid track record.

If the flat or property is vacant, usually we can see it with you immediately, depending our diary.

We find that the usual delays are solicitors not pushing the sales along, or applicants and vendors not responding quickly, as well as managing agents responding to enquiries slowly.

Plaza Estates negates these issues by constant communication with all parties to ensure everyone is pulling in the same direction, and as quickly as possible.

Landlords & Tenants

We offer full management which includes holding sufficient funds on your behalf and bills being directed to us, we pay current outgoings on your behalf such as ground rent, insurance premiums and any service charge and/or maintenance charge of similar contribution to shared expenses.

Repairs and Replacements – We shall deal with day-to-day management of your property and, when necessary instruct professional parties on your behalf to carry out essential works.

Our experienced staff use all the industry tools at our disposal as well as our vast knowledge in this field to ensure we maximise your rental income which is of course in our interest as we are paid a commission which increases the more we achieve.

It depends on how closely the vendors listen to our advice, if they closely follow our advice then we regularly get the asking price.

Typically equally between the portals and recommendations/contacts.

Spring and summer are usually busier than winter and autumn, however, this is not always the case.

Typically furnished property, as most people require this anyway and it enables them to visualise the space better, which in turn enables us to get a better rent.

Call or email us to let us know of your requirements. You can also start by registering your interest as a potential tenant.

Not generally. This is to ensure that potential tenants can fully experience the property without a distracting number of people present. We also feel this is a way to respect tenants and give them our full attention.

We match tenants to properties based closely on the requirements you have given us, with a small variation to allow you to adjust this depending on the property (i.e. if it is slightly more expensive or smaller than asked for).

We look at whether tenants are prepared, proactive, offer the asking price, and are ready to move in quickly. Landlords are always more likely to accept proactive tenants who can move in soon, as it shows serious interest in the Mayfair property.

Very quickly. Good properties can let within a couple days, with some landlords responding to offers within an hour of receiving them. This is why tenants should apply as soon as possible if they spot a property they like.
