Sellers Services

Plaza Estates provides a complete sales service for Fulham property owners, covering everything from a free initial valuation through to completion. Fulham is one of south-west London’s most established and consistently popular residential markets — combining attractive period housing stock, excellent schools and strong transport links with a vibrant local high street along the New Kings Road and Fulham Road. Our experienced team manages your sale in full: pricing strategy, professional photography, portal listings, accompanied viewings, negotiations and end-to-end sales progression.

We are an independent agency founded in 1972, with over 50 years of experience in the central and south-west London property market, including Fulham and the surrounding SW6 area. Our sales directors have each been with the company for more than 25 years, and sellers deal with the same experienced individual from the initial valuation through to completion, rather than being passed between departments or members of staff. We are long-standing members of ARLA and NAEA, hold professional indemnity insurance and are regulated by the Property Ombudsman. Our broad contact network — including both domestic buyers relocating within London and international buyers from the Middle East, Far East, Europe and America — reflects Fulham’s appeal to a wide and well-qualified buyer pool, and our Prestige MLS membership extends our marketing reach through more than 60 affiliated European and American agents.

Yes. We offer free sales valuations for Fulham properties, carried out by experienced staff with detailed knowledge of the SW6 market and access to comprehensive industry databases. Book via our website or contact us directly to arrange a convenient time.

Our fees depend on whether you appoint us on a sole or multiple agency basis. We will explain both options and what each means for your sale at your valuation appointment. You pay commission only on a successful sale — there are no upfront charges.

Where sellers follow our advice on pricing and presentation, we regularly achieve at or very close to the asking price. Fulham is a competitive and well-informed market, and accurate pricing from the outset — supported by our team’s detailed local knowledge and access to industry data — is the foundation of a strong outcome.

Every instruction begins with professional photography. We market your property directly to all relevant registered applicants on our database, list on Rightmove, Zoopla, OnTheMarket and PrimeLocation as well as a range of additional portal sites, and advertise in leading London property magazines. Our PR department seeks editorial coverage wherever possible, and through our Prestige MLS membership we extend your property’s reach to affiliated agents across Europe and America.

Yes. Your Fulham property will be listed on Rightmove, Zoopla, OnTheMarket and PrimeLocation, with eligible properties rotated into premium listing positions to maximise visibility among buyers actively searching in SW6 and neighbouring postcodes.

Fulham buyers are typically well-researched and have clear expectations around quality and presentation. Ensuring the property is clean, tidy and well-presented for photography and viewings is the essential starting point. Whether any further refurbishment or styling is worthwhile depends on the specific property — its condition, price bracket and the current competition in the Fulham market. Our team will give you honest, case-specific guidance when they visit.

We manage the full sales progression from accepted offer through to exchange and completion, proactively chasing solicitors and keeping all parties informed. You will receive regular updates by phone and email throughout the process. No abortive fees are charged if a buyer withdraws before exchange.

Landlords Services

We offer Fulham landlords both a let-only service (with or without rent collection) and a fully managed service. Under full management, we collect rent, administer outgoings on your behalf — including ground rent, insurance premiums and service charges where we hold sufficient funds — coordinate day-to-day repairs and maintenance through our trusted contractor network, liaise directly with tenants and handle the end-of-tenancy process including dilapidation claims. Our in-house property management team can also plan and oversee refurbishments for landlords looking to maximise their property’s rental appeal. Emergency contractors are on call around the clock for managed properties.

Our lettings team uses current market data and detailed knowledge of demand in Fulham and the SW6 rental market to advise on the strongest achievable rent for your property. Fulham is consistently popular with professional tenants, families and those relocating from further afield who value its combination of residential character, schools and transport links. Our commission is calculated as a percentage of the rent we achieve, so our interests are directly aligned with yours. We are also in regular contact with corporate relocation agents and international employers whose staff seek accommodation in south-west London.

We contact all relevant registered applicants on our database immediately upon instruction — including those actively searching in Fulham and the wider SW6 area. Your property is listed across Rightmove, Zoopla, OnTheMarket, PrimeLocation and additional portal sites, and advertised in leading London property magazines. Our PR team seeks further editorial coverage, and our corporate and international contacts provide an additional channel for finding well-qualified tenants drawn to Fulham’s strong residential offer.

Spring and summer are the busiest periods for lettings in Fulham, as they are across London generally. Fulham’s popularity with families means there is also a notable upturn in activity ahead of the new school year in September. Outside of peak months, demand from young professionals and corporate tenants helps sustain a consistent level of enquiry throughout the year.

Furnished is generally the stronger choice for Fulham rental properties, as most tenants require a furnished home and a well-presented furnished property tends to achieve a better rent. That said, Fulham attracts a range of tenant profiles — including families who may prefer unfurnished to bring their own belongings — and our team will advise on the best approach for your specific property based on its size, configuration and the current market.

Fulham Area Guide

Below is a quick overview of Fulham – from its properties, to its public spaces, transport links and the most interesting things to do in the area.

There is much to say about Fulham, famous for it’s affluent properties, well-heeled residents and eponymous football club. Find out more about what makes the area special below…

  • Fulham Overview: Fulham sits on the north bank of the River Thames in west London, roughly six miles south-west of the centre. First recorded by name in 691 when its manor was granted to the Bishop of London, it spent centuries as a largely rural parish, with medieval hamlets at Parsons Green, Walham Green and North End. The arrival of the railway in the 1880s triggered rapid growth, and by the turn of the twentieth century the market gardens and grand estates had given way to rows of Victorian and Edwardian terraces — many of which still line its tree-covered streets today.
  • Fulham history: For the first half of the 1900s, Fulham was a solidly working-class area. Factories, laundries, breweries and wharves lined the riverside, while North End Road served as the main shopping street, home to the second ever Tesco shop. The area’s transformation since the post-war decades has been marked. Where biscuit works and pottery kilns once operated, expensive period conversions and new-build flats now stand. Fulham today sits within one of the four most costly London boroughs for property, and its streets draw a younger, professional population alongside long-established families.
  • Distinctive features: What sets Fulham apart from neighbouring Chelsea to the east and Hammersmith to the north is its particular mix of the polished and the ordinary. Fulham Road and the New King’s Road are lined with independent boutiques, wine bars and well-known restaurants — including The Harwood Arms, London’s only Michelin-starred pub — yet North End Road still holds its market, open since the 1880s, selling fresh produce and household goods at everyday prices.

Sporting heritage: The area is also defined by its sporting heritage: Craven Cottage, home to Fulham FC since 1896, sits on one of the most picturesque riverside settings in English football, while Stamford Bridge — despite its name — also falls within Fulham’s boundaries. The Hurlingham Club, a private members’ club founded in 1869 and once regarded as the birthplace of polo, occupies 42 acres of grounds along the Thames. Bishops Park, Hurlingham Park and South Park all provide sizeable green space within a densely built-up part of London, and the towpath along the river offers unbroken walks toward Putney and Hammersmith Bridge.

From a Grade I listed former bishop’s residence to one of English football’s oldest and most recognisable stadiums, Fulham has a number of landmarks that are worth getting to know — particularly if you are thinking of making the area home.

  • Fulham Palace – The principal residence of the Bishops of London for over 1,200 years, this Grade I listed building now operates as a free museum with Tudor, Georgian and Victorian interiors. Its 13-acre botanic garden includes a walled garden and an evergreen oak estimated at over 450 years old.
  • Bishops Park – We highly recommend you visit this Grade II listed park, which stretches along the Thames beside Fulham Palace, with an ornamental lake, tennis courts, a bowling green, playgrounds, a paddling pool and a section of the Thames Path.
  • Craven Cottage – Home to Fulham FC since 1896, this riverside ground on Stevenage Road is one of the oldest and most recognisable football stadiums in London. Its setting on the Thames makes it one of few grounds in the country where you can walk along the river to reach your seat.
  • The Hurlingham Club – Founded in 1869 and widely regarded as the birthplace of polo, this private members’ club occupies 42 acres of landscaped grounds and a Georgian clubhouse beside the river. Its croquet lawns have hosted top-level international competitions for decades.
  • Brompton Cemetery – One of London’s “Magnificent Seven” Victorian garden cemeteries, this 39-acre Grade I listed site is managed by The Royal Parks and is the only Crown cemetery in Britain. Notable burials include Emmeline Pankhurst and cricketer John Wisden.
  • All Saints Church, Fulham – The medieval parish church near Putney Bridge, with a west tower dating to around 1440. The churchyard borders Fulham Palace and contains memorials spanning several centuries.
  • Stamford Bridge – Technically within Fulham’s SW6 postcode, this 40,000-seat stadium has been home to Chelsea FC since 1905 and is one of the most well-known sporting venues in London.
  • North End Road Market – Operating since the late 1880s, this long-running street market sells fresh fruit, vegetables, household goods and clothing. It remains one of the few traditional London street markets still going strong in this part of the city.
  • Putney Bridge – The starting point of the annual Oxford and Cambridge Boat Race each spring, and one of only a handful of Thames crossings linking Fulham with Putney and south-west London. The current stone bridge dates to 1886.
  • London Wetland Centre – Just across the river in Barnes but within easy reach, this 105-acre nature reserve managed by the Wildfowl & Wetlands Trust is home to around 180 bird species and offers a rare pocket of countryside within the city.

Key employment sectors in Fulham: Fulham falls within the London Borough of Hammersmith and Fulham, a borough with a GDP of roughly £13 billion and approximately 152,000 jobs. The most common occupational group is business, media and public service professionals, accounting for around 15% of all roles. Other leading sectors by volume include wholesale and retail, information and communication, and professional, scientific and technical services.

Businesses & investment projects: The borough’s northern reaches are home to the White City Innovation District, a partnership between Hammersmith and Fulham Council and Imperial College London. This cluster has attracted more than £6 billion of investment and created over 13,000 jobs in fields such as life sciences, AI, climate technology and media.

Major organisations including Novartis, Airbus, ITV, the Royal College of Art and NATO have all established a presence in the borough. In Fulham itself, a new life sciences precinct is developing along the riverside at Fulham Reach, anchored by ARC West London’s 150,000 sq ft laboratory and technology space, linking to Charing Cross Hospital and the wider White City corridor.

Fulham’s own employment landscape is shaped heavily by its proximity to central London. Many of those living here commute to the West End, the City or Canary Wharf via the District line.

Locally, retail, hospitality, healthcare and education are significant employers. The borough has also been designated as one of the Mayor of London’s Creative Enterprise Zones, and the council’s industrial strategy continues to push growth in technology, creative industries and bioscience — sectors that are expected to provide further openings in the years ahead.

Fulham Area FAQ

Find out all you need to know about Fulham as a resident or someone moving here.

Fulham is located in West London, within the London Borough of Hammersmith and Fulham. It lies approximately 3.7 miles (6 km) south-west of Charing Cross, in a loop on the north bank of the River Thames. The area sits between Chelsea to the east and Putney on the south west London side, with Hammersmith to the north. It carries the SW6 postcode and is home to two Premier League football clubs — Fulham FC and Chelsea FC.

Fulham is widely regarded as one of London’s most desirable places to live. The area has a genuine village feel despite being just a short Tube ride from central London, and it attracts young professionals, families, and international residents in equal measure. With excellent schools, strong transport links, and some of the most handsome Victorian and Edwardian streetscapes in West London, it consistently ranks among the top areas in which to buy or rent a home.

Fulham is considered one of the safer residential neighbourhoods in London. As with any part of London, normal city-centre precautions apply — being mindful of personal belongings in busy areas and on public transport is advisable. For a primarily residential West London neighbourhood, however, Fulham is regarded as a safe and family-friendly place to live.

No, Fulham is not within the London Congestion Charge Zone. The Congestion Charge Zone covers central London, including the City of Westminster, the City of London, and parts of Camden, Lambeth, and Southwark. There are currently no plans to expand the congestion charging scheme to Hammersmith and Fulham.

London City Hall This makes Fulham particularly convenient for residents who commute by car, as you can drive in and around the area without incurring the daily charge. It is worth noting, however, that the Ultra Low Emission Zone (ULEZ) does apply across the whole of Greater London, so drivers of older, non-compliant vehicles will still need to pay the ULEZ charge when driving anywhere in London, including Fulham.

Fulham Broadway is on the District line of the London Underground. It sits on the Wimbledon branch of the District line and is in Zone 2.

Dear Eitan In this whole sorry saga, with headbutting, unproactive lawyers, and a comatose estate agent etc etc, you have been a beacon of light throughout. Efficient, professional and responsive. This would never have got done without you. Thank you. All the best.

I generally dealt with the Marble Arch branch most of the time, but I can also say that the Knightsbridge office was also exceptionally helpful and professional on the occasions I did deal with them. Plaza Estates in general are excellent.
