Summer Sales Market Comment 2026

The Spring sales market proved to be challenging on many levels.

The conflicts in both the Middle East and Eastern Europe raged on and these continue to affect the economic and political uncertainty globally.

However, there has been green shoots of activity. Whilst there are signs of progress following a decline in the market, this is mainly down to smart committed vendors who have accepted that market prices have not improved. That said, there has been a small increase in turnover compared to this time last year.

Frustratingly these figures could have been higher if vendor and buyer would have ‘horse-traded’ with more foresight. Many of those vendors are still waiting to sell their property at aspirational prices and many of the buyers are still searching for the right property at firesale levels.

The buyers who have recognised the market will improve in the foreseeable future are fencing their assets early, and enjoying all that London has to offer.

What advice can we offer both vendor and buyer?

Vendors need to recognise that over ambitious ideas about what they think their properties are worth have to be trimmed back.

Buyers come to us with opposite expectations, which of course is natural. But many are just focusing on stealing a property which really is unrealistic and should look at the long term view.

We expect over the Summer that both vendor and applicants will readjust their expectations and a greater volume of sales will transpire.
